Marsa Al Arab
Project Overview
This project involved the restoration and protective coating of shoring and diaphragm walls across key beachfront and poolside zones. The objective was to enhance durability, improve visual consistency, and preserve the architectural intent of exposed concrete finishes in a harsh coastal environment.
- Total Area Coated: 630.15 sqm
- Concrete Walls: 348.15 sqm
- Diaphragm Walls: 282 sqm
Project Objectives
- Restore walls affected by bentonite staining and surface contamination
- Maintain a balance between exposed aggregate aesthetics and coated finishes
- Apply a durable, weather-resistant coating system suitable for marine conditions
- Ensure clean transitions between coated and exposed surfaces
Scope of Work
1. Surface Preparation
- Removal of bentonite discoloration from diaphragm walls
- Mechanical cleaning to expose natural aggregate finish
- Substrate preparation to ensure optimal coating adhesion

2. Coating & Finishing Works
- Application of grey textured coating system on designated areas
- Selective retention of exposed diaphragm wall finish
- Uniform treatment across shoring walls as per project specifications

3. Capping Beam & Edge Detailing
- Application of textured coating to capping beams
- Formation of transition shadow lines for clean visual separation
- Rectification and squaring of recurved wall edges

Coating System
A high-performance coating system from Chemco International was applied, consisting of:
- RH800
- RA555MUV
- RC500MTC
- RJ800CRS
- T5 Thinner
- CMR – Cement mixed resin solution
- Top Coat Colour: RAL 7044/32 (Grey Textured Finish)
Technical Highlights
- Coating extended to -0.50m below finished soil level
- Combination of coated and exposed architectural concrete finishes
- Designed for high humidity and marine exposure conditions
- Compliance with project drawings and coating specifications
Challenges & Solutions
Severe bentonite staining and inconsistent surface finish on diaphragm walls
Specialized cleaning methods to restore uniform exposed aggregate appearance without damaging substrate
Maintaining clean transitions between coated and exposed areas
Implementation of shadow lines and precise edge detailing for seamless visual integration
Final Outcome
The project delivered a high-quality, durable façade finish that blends exposed concrete aesthetics with protective coatings. The result is a visually consistent and long-lasting surface solution tailored for demanding coastal environments.

Project Impact
